What does individual leasing mean?

Each resident signs their own lease for their specific bedroom. If a roommate moves out, the other residents are not responsible for that person’s rent. Please note that common areas are shared spaces.

What are rental installments? Why is my rent not prorated?

Accepted Answer

A rental installment is a payment made as part of a series of payments. To simplify the billing process, the full amount of the housing contract is divided into equal installments. Instead of reducing the first installment and increasing the remaining installments, all installments are equal. These installments are factored into the start and end dates of the lease, including proration.

What should I bring to my new apartment?

Accepted Answer

Although furniture and appliances are included, residents should bring personal belongings, including electronics, décor, kitchenware, cleaning supplies, linens, pillows, towels, toiletries, shower curtains/hooks, trash cans, and anything else that makes the apartment feel like home.

What if I need something repaired in my apartment?

Residents can submit a maintenance request through the online resident portal, email the community team, or contact the office directly during business hours. Emergency maintenance is available 24/7 for urgent issues such as lock problems, major leaks, no heat or AC during weather extremes, or loss of utilities.

How do I pay my rent, and when is it due?

Rent is due on the first of each month and can be paid online through the resident portal via ACH, debit card, or credit card, or by check or money order at the leasing office. Cash is not accepted. Convenience fees may apply for online payments.

Something is broken or damaged in my suite. What do I do?

Accepted Answer

Please submit a maintenance request through your resident portal.

Question 7

What if I want to bring my own furniture? Can I remove the furniture provided?

Accepted Answer

Residents may bring their own furniture, but there may not be enough space in the unit for additional furniture. Floor plans should be reviewed in advance for planning purposes. Actual layouts may vary slightly from website images.

Question 8

What internet is provided? Who do I contact if I have an issue?

Accepted Answer

Internet is included at GEO Central and GEO Park, with each room equipped with its own router. Residents can contact Cloudwifi for access to the locked Wi-Fi network. GEO Towns residents must arrange their own internet service, with Bell recommended for setup.

What is included in the rent?

Accepted Answer

At GEO Central and GEO Park, rent includes all utilities except electricity and water, which are billed through Carma Billing. At GEO Towns, rent includes all utilities except Wi-Fi, electricity, and water.

What type of insurance is required?

Accepted Answer

Residents are required to carry liability insurance as outlined in the lease agreement. Apollo Insurance offers preferred rates. Contents insurance for personal belongings is recommended but not required.

Why has my rent increased?

Rent may increase 12 months after a resident first moves in or 12 months after their last rent increase.

What is an N11?

Accepted Answer

An N11 is a document signed to officially end a tenancy with GEO at the end of a fixed-term lease or after providing 60 days’ notice on a month-to-month lease. Signing an N11 gives GEO the right to lease the unit to another resident on the agreed-upon date.

Question 13

How far is GEO from Queen’s campus?

GEO is approximately 10 minutes from Queen’s campus and is located directly in front of a bus stop.

Question 14

Where is visitor parking?

Accepted Answer

Visitor parking is available behind GEO Central, off Albert Street at GEO Park, and at GEO Central for GEO Towns residents. Street parking is also available where permitted by city signage.

Are utilities included?

Accepted Answer

At GEO Central and GEO Park, utilities are included except electricity and water. At GEO Towns, tenants are responsible for Wi-Fi, electricity, and water.

Question 16

I’m not a student. Can I still live here?

Accepted Answer

Yes. GEO leases to both students and non-students.

Question 17

Is parking included?

Accepted Answer

Parking is not included in the rent and requires a separate lease agreement. Parking is available on a first-come, first-served basis, with pricing varying based on location and type.

Are pets allowed?

Accepted Answer

Yes. GEO Central, GEO Towns, and GEO Park are pet friendly.

Question 19

What happens if I get locked out or lose my keys?

Accepted Answer

GEO understands that lockouts and lost keys happen and can assist residents in these situations.

Question 20

How long are your leases?

Accepted Answer

Leases are typically one year in length, either from September to August or from May to April.

Question 21

My lease is up. What are my options?

Accepted Answer

Residents may renew for another fixed-term lease or continue month-to-month after the fixed term ends. Month-to-month residents must provide 60 days’ written notice before moving out.

Can I move out before my lease ends? Sublets and Assignments

Accepted Answer

Residents who need to move out early may either assign their lease to a new approved resident or sublet their apartment temporarily if they plan to return. Leaseholders remain responsible until the reassignment or sublet is properly completed and approved.

Question 23

What’s the difference between a sublease and a lease reassignment?

Accepted Answer

A sublease is temporary, with the original resident remaining the leaseholder and responsible for rent. A lease reassignment permanently transfers the lease to a new resident approved by the property management team.
